Closing day is the final step in the home-selling process. It's when ownership officially transfers from the seller to the buyer and the sale is completed.

What Is Closing?

Closing (also called settlement) is the meeting or process where all required documents are signed, funds are transferred, and ownership of the property officially changes hands.

Before Closing Day

Several tasks are typically completed:

  • Title search and title insurance review

  • Home inspection resolution

  • Appraisal completion

  • Loan approval from the buyer's lender

  • Final review of closing documents

  • Final walk-through by the buyer

Seller Responsibilities

Before closing, sellers should:

✅ Complete agreed-upon repairs

✅ Remove personal belongings from the property

✅ Leave any included appliances or fixtures

✅ Gather warranties, manuals, and keys

✅ Ensure utility transfer arrangements are made

Buyer Final Walk-Through

Usually conducted 24–48 hours before closing, the buyer confirms:

  • The home's condition is as agreed

  • Repairs have been completed

  • Included items remain in the home

  • No new damage has occurred

What Documents Are Signed?

Seller Documents

  • Property deed

  • Closing statement

  • Affidavits and disclosures

  • Transfer documents

Buyer Documents

  • Mortgage paperwork

  • Promissory note

  • Closing disclosures

  • Loan agreements

Transfer of Funds

During closing:

  • The buyer provides required funds.

  • The lender sends loan proceeds.

  • Closing costs are paid.

  • Seller proceeds are distributed after all obligations are satisfied.

Receiving the Keys

Once documents are signed and funds are confirmed:

🔑 Ownership transfers to the buyer.

🔑 Keys, garage remotes, access codes, and other items are delivered.

🔑 The transaction is officially complete.

Common Closing Costs for Sellers

Potential costs may include:

  • Real estate commissions

  • Title fees

  • Transfer taxes (where applicable)

  • Attorney fees (if required)

  • Prorated property taxes

  • HOA fees or transfer charges

Common Causes of Closing Delays
